Frequently Asked Questions



Q1. How can I view the projects of a Developer in a certain area?

A1. Developer names are not disclosed due to agreement with the Real Estate Regulatory Authority (RERA). However, some of the transactions are registered with the project name and these project names will be displayed in the next version. Please note that not all project names are registered with Real Estate Regulatory Authority (RERA) yet. Premium Users can search projects by name in the Data Tab through the following steps:
- select "Project Name" in "Search by" dropdown box or
- type the project name in the box on the right hand side of the "search by" box and then press enter


Q2. How can I see German vs English buying in Emirates Hills 3rd?

A2. You cannot compare multiple nationalities right now. An option would be to download to excel one nationality at a time and then compare.


Q3. How can I download the transactions of the last one year into excel?

A3. You can currently download 100 transactions at a time. Mass download is not possible due to due to restrictions from Real Estate Regulatory Authority (RERA).


Q4. What is the Dashboard tab? How can I change Dashboard charts as I like?

A4. The Dashboard tab takes you to a static page that provides sample reports on sample data sets. You can create Ad hoc charts with various fields under the Analytics Tab. Dashboard charts cannot be changed at this stage.


Q5. How can I view the transactions of a certain Project?

A5. Premium Users can search projects by name in the Data Tab. Please refer to Q.1 for the necessary steps.


Q6. Can I search by plot number?

A6. Yes, our Premium Users can search by plot codes and download them into excel.

Standard Users can view the parcel id, plot, municipality and land number on which a transaction has taken place. This is located in the transaction detail page under the Data tab.


Q7. How can I see a specific plot on the map?

A.7. The hottest new feature using the cutting edge ‘map analysis’ tool enables you to see a specific plot on the map. The steps to get you there are:
1. Click on the message ‘click here to select an area on the map’ that you will find below the District name dropdown box. The map will now pop up in a separate window.
2. Now click on the map to select a center point, and then move your mouse to determine the area of search, then click again to finish selecting. On doing this, a bubble message will appear that reads as ‘If you want to search on selected area please click here to continue’. Click to choose the selected area.
3. You will then be re-directed to the data section, where you will find a drop down box that will give you the choice to view your enquiry in a map or table format. Upon choosing your format click "Get" and there you have the details of the plots in area you selected on the map.


Q8. Can I view the lease/rental data?

A8. Long term lease contracts registered by the Real Estate Regulatory Authority (RERA)are included in the DUBAIFocus databases. Real Estate Regulatory Authority (RERA) is planning to start registering all rental/lease contracts early 2009, following which it will be readily available on DUBAIFocus.


Q9. How can I export charts to my reports directly?

A9. DUBAIFocus is designed for end users to visualize data on the website. You are given the flexibility to create your own charts by downloading data into excel or print screen shots.


Q10. There are too many districts and I am not sure which projects fall in which district. Can you help?

A10. Premium users can search transactions using the advanced Map Analysis tool under the Data Tab by selecting a certain area. Also if a project name is known, it can be searched by project name directly. Please refer to Q1 for more information.


Q11. If a specific unit is sold 5 different times, will it be registered with the Real Estate Regulatory Authority (RERA) each time?

A11. Yes, it will be. However, this may not be the case for freehold properties since it is possible that a freehold property is sold many times before it is actually registered with Real Estate Regulatory Authority (RERA) by its developer or the last owner. Previous transactions before the registration process began are not available in the database.


Q12. Is a maid or study room considered as room as well?

A12. Currently, the definition of a room is based on the information given by the developer during registration. There may be cases where multiple bedrooms are registered as one single room.


Q13. Why aren’t there any residential transactions on the Palm Jumeirah?

A13. If there is only one property on a piece of land, it is registered as a land transaction. In this case, you can distinguish a land from a villa by specifying plot status as existing building.
To search by plot status:
1. Under Data tab, in the property section, choose land from Types drop down box, and then the plot status dropdown box will appear.

Q14. Under Analytics Tab, the nationality comparison allows me to compare only 10 nationalities, is it possible to compare all nationalities at the same time?

A14. There is an "All" option available which lets you select all nationalities. You can select either up to 10 nationalities or all nationalities. Other options are not available due to performance concerns.


Q15. Is the date interval in the Analytics tab a calendar year or a year defined as of today?

A15. It is a year defined as of today.


Q16. Transactions by nationality – does it include sales only or all transactions?

A16. It includes all transactions.


Q17. What is a transaction by the way?

A17. A transaction is the act of registering a property. It maybe be the outcome of a sales, mortgage, leasing, grant or inheritance etc


Q18. Some districts names seem to be outdated, when will the new district names be incorporated?

A18. The district names used on DUBAIFocus are the original district names used by the Real Estate Regulatory Authority (RERA) and the Dubai Municipality. The names of the new districts, mainly freehold districts/area names will be available in the later versions.


Q19. Is the size of a property Gross or Net area?

A19. Gross area.


Q20. I searched for the exact size and price of my property in the Data tab but I couldn’t find it. Why?

A20. It might not have been registered yet. There may be cases where developers have not registered your property with DLD.


Q21. Why is there a gap between the real market price and the e registered price of a property?

A21. There are certain cases where a developer registers a group of properties sold in the past (1-2 years ago) with the current date but the original price. So the registration date of the property appears as the transaction date. In order to solve this matter the Real Estate Regulatory Authority (RERA) are going over the transactions and entering the actual transaction dates. They are also making sure that all transactions that are being registered now are entered with the right transaction date.


Q22: Is it possible to know whether a property is freehold or non-freehold?

A22. Yes. You can search freehold properties by checking `Freehold properties only` option under data tab.


Q23: Can you incorporate a feature which shows the new names of the various districts i.e. Al Gouz is now called Al Quoz?

A23. All the district names are the ones currently being used by the UAE government. We are aware that there are discrepancies amongst the new names. We understand that this is due to transliteration issues. We have tried to fix the most obvious ones as and when we receive feedback but as a rule we stick to the standard naming convention by the government.


Q24: Can you include at least common area or FAR Ratio? In this case it’s easy for us to identify the built up area?

A24. Information on Common area is not included since it is not available in most records. Currently, it is the built up area that is available and which is displayed as ‘size’.


Q25: Can I use your website on Macintosh?

A25. Yes. But we recommend Firefox 1.1+ or Explorer 6.0+ to better view and use the functionalities of our products.


Q26: How can I know if a property is near a lake/garden/sea?

A26. You can use the map feature and pinpoint a single property on the map which will help give you an idea about the neighborhood of a property.


Q27. What is the difference between a premium and a standard user?
